I guess this is more of a purchasing logistics problem.

Many bank LOs have no education/training/licensing requirement, only offer that bank's specific products, and can lend in all 50 states (yay lobbying).Logistics: To avoid a last minute "oops we didn't think of that," ensure the title/escrow company down in Florida has notaries (or, ideally, offices) where you are at in New York.

I'm focusing on a particular home in Monroe, NY (Orange County), and I've scheduled a look at it with the listing agent.A friend of mine suggested to look into Bigger Pockets, and I bought the No Money Down book by Brandon Turner, and reading up on the logistics of home buying.

At least on the next deal I'll feel a lot more confident with the idea of long distance investing and the logistics involved!   

e.g. you could continue to just rent the location and let the renters handle the rest of the logistics, OR you could start taking on some/all of the responsibilities a la @Jon Crosby's wedding venue.  

I suspect its a fairly regular transaction, I just don't have any clue as to the logistics of it, or where to start.

The market is hemmed in by mountains, which renders plenty of land unbuildable, and the logistics of driving in the mountains means it takes longer to get places.
