There is Federal legislation in the works to have nightly rates reflect the total costs. 

This came out of the special session called by the Governor which was pretty much  a weekend binge of reallly bad legislation designed to go against the will of the people who weeks before said no by a 3-1 margin

We've already seen some legislation propose this year restricting large entities from acquiring single family residences, and if I were a betting man, I assume that this trend will continue and it'll be harder and harder to acquire and make money off of single family residences. 

Hi Glen, Insurance costs have gone up a lot in the past few years, but it is stabilizing due to new legislation.

The LLC route has just been made more complicated by new legislation requiring the disclosure of all LLC members annually.

First you have to follow the law and respect your neighbors, fellow citizens and legislators that voted for and created those laws. 

Just be careful and look into local legislation on STRs and if you can gauge the feeling of the locals to see where things might be going.
