I don't think your example is even a gray area since it is specifically advertising for a property. 

I've read so many different opinions on tax treatment for flippers - quite the gray area isn't it!

And if you do a lot of work yourself then it makes it even more "Gray" in your view because you basically are the quality control of the job.I think the challenge in my view is that as someone stated earlier, not the work or the license issue.
