But I will shut off the main water valve in the basement if I am not going to be showing for a few days, then turn it back on when I do the next showing (to prevent an "aw crap" water leak when nobody's there).You need electricity to have lighting for evening showings IMO, and lots of people want to look after work, hence the evening showings.And every now and then some prospect will turn on a faucet or flush a toilet, but most don't bother (surprisingly maybe, but I've learned that is the norm).

Previous tenant let the toilet flush run 24/7 for 2 months and I got a $1000 bill.

Your tenants will flush whatever they want, look up what bolimia does to septic tanks and imagine that happening to your septic (it happens, I know from experience!)

Low flush toilets and LED lighting can shave money off the bottom line, but new plumbing fixtures also ensure there is no deferred maintenance to come up.  

The trend for me right now is to wait and see where the market goes.I am flush with investor cash so when the time is right I will deploy capital.
