That is an important distinction because you are pulling money out of the market to borrow it.

this is a great piece of advice. so basically if i can get qualified for a million dollar loan then my loan terms can be better than commercial sub million dollar loan. what do first time investors do typically?

Some things that matter:location (neighborhood, safety, freeway access, parking)amenities  (W/D, appliances, dishwasher, storage, garage, fireplace, AC, walk in closet, etc)number of bedrooms/bathrooms  (layoutcondition  (Is it clean, remodeled, dated, light and bright ...)Yard, privacy, balcony, One of the most important pieces affecting pricing is number of bedrooms.In short, spend some time checking comparables and then price accordingly.

We have began Youtube Video's providing home owners, buyers, and sellers educational pieces in all areas of Home life.

We spent around $30-40k just in the last year and a half alone as my wife and I were planning on making this our long term house (we didnt anticipate buying a business and moving out of town) and also making this a show piece with upgrades, nice carpentry etc to show people the work Im capable of in the RE world. 

Resale value is the one piece I'll look into that might be worth it.
