From what I’ve seen, the value of a premium listing really depends on a couple of factors: the local market's activity and how saturated it is with similar rentals.

I've hired cleaners in house & covered for some local owners for a couple of months while they were out of town, and it's not very straightforward. 

Even with the recent rate increase of the last couple of years, f/f is significantly below S&P lifetime return.

I got a couple of these on my furnished monthly rental.

If you're not able to keep at least 25% of the profits within a couple of years of acquisition - you'll likely be doing a whole lot of work for investors with little upside and a lot of risk for you.
