I would look at comparable driving ranges for size, amenities, what do they provide? 

It's mainly just comparing properties with a similar number of bedrooms in a given area.

The hotel market is limited because typically the people that build them do not let them go or they change hands in a small circle of hotel owners compared to retail or Multi.
