This is an older thread that has some new posts, I'm wondering how things ended up.I think it is unfortunate that BP members are so quick to attack anyone using cash for keys.

I wish you the best of luck and I hope you realize that nobody was trying to attack you by questioning the method you used to try and solve this.

Even if your job is fairly time-consuming and you can't sprinkle a little real estate work part-time into it, you could at least begin to form a more well-rounded view of the whole process by creating a step-by-step list of your own gaps in knowledge and attacking them.

Personally, I attack the financing problem differently.

(Dog attack, pool drowning, car accident, etc etc.)

Get confident on the numbers (actually $$$, not %'s) in targeted neighborhoods, create a budget, and attack.
