But I just refinanced a few months after buying with agency $ at 3.5%.

Now that it has been over a year since this incident with no news from the ex-tenant, I am considering to work either through a Collection Agency or a Law Firm to collect the owed money.

The only way I can think of it being better in the short term is I might be able to sell the judgement to a collection agency and maybe get a little back.

I would publish these right in the listing with links to the CDC or other relevant Gov agencies recommendations. 

If you use a Realtor, (s)he or they just won't be able to drive traffic to themselves.Note, my understanding is the policy still allows for agency exclusives and no public marketing. 

I just use the MLS buy and sell customary in my area, writing NA in the agency spots. 

These were also commercial (balance sheet) loans not agency, so bank had more flexibility.But as mentioned, if you are not going for agency (fannie mae, freddie mac) loans, the lender has a lot more flexibility because they are lending their own money.
