Can you guys please let me know if our numbers are way off and should be using different sources to get more accurate numbers?

Please let me know what are your quick (but in the ball park) and most accurate (but slow) ways to find these numbers. 

You'll have to determine how accurate these numbers are though, and I still don't see any utilities (unless that's billed back 100% or 100% paid by the tenants) or lawn care/snow, unless you don't have to worry about that based on the landscape of the building or built that into the repairs.

If you want to have faith in me and can give accurate bids, I would love to partner with you when I am ready to do my own flips.

Keep an eye on the yield curve flattening as short term rates begin to equal long term, this usually is an accurate predictor of economic slowdown.This is guess but I think stocks will be hit hard as a lot of new wealth was put into the stock market over the last cycle and the advent of ETF's has allowed investors to buy large pools of stocks. 

How accurate are your rental numbers? 

They don't require any particular method, but they do require it to be accurate.

I'm shopping for a 3 bed, 3 bath property and trying to get accurate numbers.  

Or you would be forced to sell at a greater loss than you now face.Although real estate investing at the best of times is high risk what you face with this property, in my opinion, is a 100% gamble.  

However, when I look at properties on sale there usually isn't enough information numbers-wise for me to accurately crunch the numbers.
