Hi All,I was wondering if in sub-markets in Los Angeles like (Eagle Rock, Glendale, North Hollywood, Hollywood, La Crecenta, and surrounding areas) do the tenants typically pay for their own utilities, sewer, garbage, etc?

Back during the Eagle Ford boom things on the south side of San Antonio seemed to be developing but have slowed since then.

The silver lining is that we qualified for a single family residence and can go FHA again with only 3.5% down.

There is now another property in her community that she has her eye on because she knows it is a good money maker and she is in the prime location for managing it as an Air Bnb.Her current lender is Eagle Home and they say that she has to wait at least a year before doing anything new.

It's right down the street from the Silver Dollar on Frankfort ave so we a place to go after it need be.

But I would try and run this by a legal eagle and get their take on things.

It is located on the north shores of silver lake with around 50' of frontage.

My favorite method is to give them a sketch that has all of the work noted (i.e. replace kitchen counter top with labrador silver flake granite, under mount deep sink with Kohler Gooseneck K-72218-CP or approved equal, etc.).

There are a lot of questions when it comes to setting up the proper structure and there is no silver bullet.
