That you'd spend your time looking at who did or didn't like someone else's posts (instead of trying to reach out to more agents) says something about your prioritization. 

The high income earners are generally the ones that are able to use both real estate and 401K and de-prioritize the 401K side of things somewhat. 

I need a bank that will prioritize the property, and the cashflow generated from the property.

:) :) :) I sold my house in Vegas, not sure there will be a dip but in terms of gains relative to the ~5 years prior its definitely at a peak and for me equity capture was the right move. 

Make sure you can commit to being fully successful at it, or prioritize what you would like to do first..

That said, a Roth is also a great way to invest, I've just personally prioritized the 401(k)  because my goal is to rapidly accumulate as much net worth as possible today.

In my experience, usually the inspector will categorize their repairs as 'Major Concerns' or 'Minor Concerns' to help the buyer evaluate/prioritize the importance of the issues found on the property.I have had inspectors that were very critical and thorough with their inspections on my rehabs that scared off potential buyers....but guess who I hired as my inspector when I bought my next house?...

It depends if you prioritize cash flow now or the appreciation in your long term goals, and how far away you're comfortable with buying. 

PS: anecdotally I’ve also been running a few examples searches in region to see where I stack up versus other listings and a pattern of AirBnB prioritizing either new and/or Superhost listings was abundantly clear.

The kitchen of a home is one of the top influences for buyers (behind location, price, and number of bedrooms) so if you're going to put money anywhere, prioritize it there.
