I you have evidence that the agent has not presented your offer, complain to the state regulators.Oh, I second the opinion about dual agency being a conflict of interest.

Dual Agency is illegal in Florida.

If they're single pane, may want to consider a dual-pane, argon gas - filed window.

And yes, agents that run both sides of the deal generally make a higher commission....dual agency...typically motivation for unscrupulous commission-driven agents to increase income from deals.

We are required with representing the buyer and the seller to have them sign a dual agency letting them know that we owe both parties a fiduciary responsibility.

-The desk  fees range from $12,000 - $15,000 I'm wondering  the following:1) Is this is a good offer for new and dual career agents?
