My 2 cents:  If you're going to do this, invest in strong neighborhoods and have a solid broker to show the property when it's time to get a new tenant.  

Banks don't want properties, they are not RE Agents/Brokers.

there is a ton to being a GP syndicator raising 3 to 5 mil 50k at a time.. you now have 100 partners and the amount of oversight  customer care and Risk in my mind has to be considered compared to what you do now which is build sell and make nice bucks without being beholding to anyone but your construction lender. ??

As both an investor and Florida Real Estate Broker, I have spent way too much time on this topic and have found it to be dead end. 

Make sure you have a solid team with a good broker that is honest with you and understands your niche you are buying in.

So I just read up a little more and realized that you must be a broker to qualify as a property manager.
