It would be much easier for us to not require 'additionally insured' paperwork... heck we would just be racking them in and filling in the ranks owner after owner after owner and some would actually think 'this is great' not really knowing that if anything should occur your PM will likely not be in your corner without it, look there is no shortage of owners out there that do the right thing and get additionally insured and I'm not really here to change your mind because honestly we would should pass on the business, you do what is right for you but... if a PM company is really that careless or takes a 'whatever' position to some of these issues, which they are more knowledgeable about and know more about than the majority of owners... just how well is your property really being managed?

It's not your debt and it's not the debt of your entity either.If the previous owner held the property in an entity like XYZ LLC and the debt was racked up by XYZ LLC, then I don't believe they have any way of coming after you, your entity or your building that is owned by the entity.If I were you I would try to contact the previous owner and let him/her know that you're receiving this mail.

There was a plumber in one of the other units; he had a couple of offices up front by the windows for doing paperwork, and the rest of it was in "garage" finish - no partition walls, shelves and racks up against one wall, and enough room to pull one of his vans in and load it up with stuff for the next job.For your needs, you could put the computer(s) up front in the "office", and then finish out the "garage" part in back like a gym.I don't know what the lease terms were like; I just worked there

I would expand on what you did and cut a door down smaller, mount a center floor slider, and create a spice rack and/or pullout cookie sheet drawer.
