I lose about 10% of the people with this message up front, but that is exactly why I do it. 

The seller finance deals I have done have come from personal networking and letting people know I am looking to buy any properties they have.

I'd suggest checking in with some social service organizations within a few miles of the property to see if they work with people/populations in the area looking for this type of house.

I have seen plenty of of people live in homes I would never live in

Just search the forums here and you'll read a ton about the program.I tell people it is a tool rather than a strategy.

They are people and have needs/concerns too.
