The Poconos has tourism and a nice college population that makes it attractive to buy and hold investors

Changes in tourism, economic downturns, or shifts in travel trends can affect the demand for condotel units and impact property values.Condo Association Issues: The homeowners' association (HOA) or condo association associated with condotels may have specific rules and financial stability concerns.

On top of that look for your local tourism center in the town where you are looking and ask them what companies or people are looking for housing.

I would look both in Puerto Rico (lots of surf and adventure tourism there and it is easy to get to from most of the eastern US) and in Michigan (I know the great lakes attract a rather large tourism crowd in the summer months). 

Embrace that knowing that it is short term struggles for long term gains.I hope this helps!

Investing in Hawaii is much much more difficult than in Sacramento because the real economy is primarily tourism while in CA/Sacramento is mostly tech/private sector, not to mention high HOA and fee simple/leasehold issue.

I understand that STVR licenses are being issued only within the tourism zoned areas. 

Those properties tend to sell at a bit of a premium, but with COVID bringing tourism on the island to record low levels, I'm noticing that more of these properties are starting to hit the market as people without adequate reserves are feeling the pinch. 

It is big on tourism which, apart from the lockdown earlier this year; has in fact been bolstered by the pandemic as a lot of people are driving there and getting out of the larger cities.

MTRs don't seem viable in pure tourism markets (lakes, ski towns, islands, etc) is there really sufficient demand for people who can stay 30 days?
