Unless you can financially carry several units going empty at the same time, I would suggest that you tailor your strategy based on which tenants you want to keep and which buildings you need/want/can renovate.

I agree with others,it's a rental property,not a family home.You should be tailoring your advertising to Landlords only and be willing to eat a loss if you can't break even at this point.You could also refinance it to a rental loan and rent it out yourself.I know exactly how you feel.I have my own "albatross" hanging around my neck as well.
