Nickel and diming you on maintenance and doing maintenance without permission.Don't do either of those and you will be a rock star.

Somebody told them about this "tape" and they have stars in their eyes thinking they are going to get a 3% commission on a million dollar deal.  

I'm listening to tons of podcasts, taking notes, and thanking my lucky stars that all the dumb things I've done, and smart things I haven't done with my first rental property, haven't fatally bitten me!

Some things are just luck of the draw.When a lender says 45 days it generally means if all the stars line up perfectly and everything hums along and the buyer gives all info needed etc.So the goal is to shoot for a short closing but many times it just doesn't happen.

Also if you have any info on green light loans as i read horror stories about them but they claim to have more leverage  (able to get liens paid, no appraisal fee, get bank to fix things that come up during apprasial etc) since nation star owns them, home search and has some stake in the property.

If a state's real estate commission knew this was going on, I'd bet the broker would be a star in the Disciplinary Action pages of the monthly REC newsletter.

So, after I bought my first property, I felt like an all star, had a plan for the next & casually put it out that I am looking for partners.
