The host had their personal belongings in the closets, cabinets were stuffed with mismatched and chipped dishes and pots and pans, spice jars and inside cabinets were filthy, no tin foil, plastic wrap, washer/dryer soap.

I spent a bit too much on things like spray foam, solid doors, crown molding(nearly everywhere), hardwood flooring and converting house to gas.  

The second floor apartment was larger, but kept very messy; i.e. pet hair everywhere, spilled food, and the very heavy scent of unwashed clothing/bedding and cat spray (the tenants had 3+ cats in there).

Some units before at the apartment complex the inherited smoker tenants when they left you had to spray down all the walls to take off the smoke before you could even Kilz it.

He ordered three spray treatments, around the time of the third treatment he quit and another property manager came into the situation who again did not care and thus I was left to tackle the problem on my own.

We completely sprayed the entire 1st floor with BIN and inside the floor joists before putting down new sub-floor.

@Michael BuckleyThere is a info commercial I have seen on TV, two guys fishing in a boat with the bottom of the boat sprayed with a can of some kind of rubber sealer.  

It will spray out when they bend over to get a drink.
