Do the carpet and countertops, change the hardware on the cabinets if they are still in good shape. 

Chances are if you can pass/answer all of those, you will be in good shape.

I brought a lot to a buyer looking for land in that area.

I'll be walking the property later this week and will have a better idea of the condition.So it sounds like if it's in good shape, it shouldn't impact my ability to flip it?

Is there a formula to how much more that land is worth when it is shovel-ready?

I have been working with investors over the last 3 years helping them find good deals on land in desirable locations and then building a new house on it to resell.

After getting the property turned over to me, we soon realized the home wasn't in the shape of being a good flip, so we decided to tear down and have a open lot for the time. 

That drive is quite a drag, especially when I travel 15-20 hours to Europe and land at midnight and have to drive another 2 hours back home in Sedona.I'm thinking of buying a small condo in a decent area not too far from the airport, that I can also STR while I don't need to use it (which would be 95% of the time) and offset the mortgage with... maybe even cash-flow a bit?

Let's say, a vacant land from wayne country MI,  is 1200 Dollars.
