It's an investment in your investment, and it will pay huge dividends in peace of mind if you take the time to go shake their hands, see the area, and take a look at some of their work (if turnkey, what props have they rehabbed/sold/currently manage, if DIY, what houses has your contractor worked on, what props does the PM manage?).

This is why the real estate market will have to shake out.

But, I figure it's good to cover ourselves because I'm sure one day we we will be standing there shaking our heads looking at a washer or dryer with something crazy wrong with it and going "THAT is crazy...

On the other extreme I've purchased properties from landlord who do not require a security deposit... only that they clean the mess that the previous tenant leaves behind (shake my head).

I am on a ton of syndicators lists and get on a ton of webinars and some of the deals I see some people putting together right now just make me shake my head.
