I have an accepted offer on a 2/2, fully furnished townhouse style condo on Cape Cod (my first besides my primary house) and expect to close in November.

Our strategy has been turning a transient life style into one that allows us to buy personals and turn them into rentals when we leave.

To date, over 21,000 words, it's not in my writing style as in forums, conversational but instructional, dry, to the point sentences, text book style, no fluff, no stories, no pitches and I'm still not happy with it!

I have four big janitor style key rings and have a couple keys to each apartment in case I have to give one to a contractor who is working on an apartment.

With historically low interest rates, you should be borrowing more and locking in long term.2) Life- style wise, maybe.

I don't own any SFR currently but my personal investing style is I wouldn't want to own those properties long term.

The higher end rents are for 'luxury' apartment complexes with amenities or condo style townhomes.

.- Establish reasonable fees prior to tenant move in for move in/out damage(we are townhouses style), administrative fees in maintaining tenant information.- Minimum of 12 month lease terms.- Can't rent a unit until a year after the sale agreement.- Can't own more then 3 units(144 units of condos and townhouses).

However, there are lots of folks here who are into turn-key style of investing and for whom repositioning is anything but a deal.
