Not sure how to react to my agents reaction, but wanted some input on making offers in general.

His immediate reaction was to ask "So your a slumlord?"  

Don't go at it on a "gut reaction" check your numbers carefully and run a cash on cash projection with realistic occupancy and expenses.Good luck!

While in line, I will make comments to observe reactions.

And the affordability index didn't get much better, so I'd imagine that the people who purchased homes already have jobs that are less at risk in a recession.Maybe something to do with raising interest rates would slow down new purchasing, and perhaps that could trigger some kind of chain reaction of badness.

It is supposed to steady or even equal out opposing negative reactions from especially stocks. i consider this somewhat similar to RE, although I clearly prefer RE due to its cash flow.

so i'm skeptical whenever i hear that a change is permanent. reactions welcome.

For me, it was my first reaction when learning that the other two properties were both in SD, and this one was a bit of an outlier. 

My guess is you would have gotten a totally different initial reaction.
