You are going to want it cleaned and filters changed in order to help get rid of the smoke smell.You are going to want to wash every surface that you can get your hands on -- walls, windows, fixtures, painting may be easier depending on how bad it was.

My biggest fear is that there will be some very expensive repairs that an appraiser will not pick up (i.e. lots of mold in the walls and roof, lead paint issues, plumbing needs a complete redo, etc.) and push me well over my initial budget to maybe double or triple what I pay for.

Someone was advising us that we should start and LLC but I am under the impression that anything bought through an LLC would exclude us from conventional financing and push us into the commercial loan zone.
