My current project WITHOUT even the cost of the dirt.. to get to the point of going vertical  is just a tad under 100k a door.. then add the price of the dirt and then build it.. almost impossible in this neck of the woods to create housing for under 300k a door.Were as I can fly into Detroit tomorrow.. start buying up 10 to 30k houses give them away for free and let the people that live there turn their own neighborhoods around and try and keep them safe..

@Tony Conway There are some properties in the "neck" area (North Charleston up Meeting street) that are pretty cheap and get some decent rents.

That is the only way to fairly compare and investors like myself, Rich, and many others, all have the ability to find enough opportunities to keep that same money working annually.Well at least in my neck of the woods it is much easier to locate new construction deals that yield large returns than it is to locate viable rehab candidates.

Here in Atlanta we have some areas that cash flow well, and some areas that appreciates at a faster pace, usually in the more affluent 10/10/10 school locations.You may be able to find better cash flow investments in California, but it will be almost impossible for you find a property built in the last 10 years in an "A" 10/10/10 school cluster for $190,000 that will rent for $1800 in your neck of the woods.

I've found just 1 in GA ($695) and he's not following the Act, but that's his neck.- use a loan servicer, this is in your best interests anyway.- this may be a missunderstanding or my own invention: don't charge more than 6.5% over prime for the interest rate.
