Using this time to focus energy on the non-physical work of designing and arranging for those so when things eventually calm down we'll be that much closer to shovel ready.It's hard, but have to keep the eye on the horizon and not so much on the road in front of you.

To throw an idea out there, if you had a two year plan of renovating both sides yourself (saving money by DIY, having a little longer time horizon, etc.) you can have a fully renovated duplex in 2 years while having the benefit of stronger rents on one renovated unit after 1 year.
