(I sure see a lot of people here wanting to House Hack) so maybe that works for the buyer, and gives them a way to pay for increased housing prices while also fulfilling the need for those who want the laptop lifestyle or don't qualify for loans.With aging Baby Boomer population and increased housing prices, and plenty of single parents, I foresee a lot more multi-gen living.I foresee people buying less expensive cars and vacations so they can spend more on housing.

Have a PITCH Deck, learn SEC laws, have investors pre lined up, pitched, and pre-comitted to buy into a similar deal when you find one.Know some people who want to partner with you on the GP side, who can fulfill the lender requiements for the GP side.Know your lender requirements to get the loan funded, probably a Fannie loan.You (or your GP Tteam) will also need CASH for the Earnest Money, a Phase I Polution test, SEC Attorney fees, et... and know how to do "Boots on the Ground" due dilligance.You will also need an offering vehicle (probably an LLC) and an SPE LLC(s) setup by your LLC attorney as the holding company and another as it's management company.This outline might make it seem simple, but it's not.

There is no issue keeping your current home as an OO loan assuming you lived there long enough to fulfil the occupancy requirement (generally 1 year).
