You're right next to Eastern Florida State College, that bodes well for finding tenants if things go awry with this one.  

I’d probably stay away from short term rentals (fwiw you really can’t do them anywhere in the dmv with execption of Alexandria unless it’s owner occupied) I’d probably use like 100k of that as a down payment on a property somewhere in the vicinity of dc, say front Royal or the eastern shore (I have a rental there) but the rest in an index fund and bonds and diversified putting all your money in a str in area you don’t know is pretty risky.

Eastern river towns also have a bit more job prospects and easier commutes so they are more likely to work as LTRs.

While our group focus mainly in Alberta, we would love to network with investors out in BC, ON, MB, SK, and the eastern region.

TN has 4 large cities, pretty much one in the northern, one in the southern, one in the eastern and one in the  western part of the state. 

Born and raised in south eastern PA, I was looking into the Baltimore market, around the same time 2 years ago during that research period was a time of unrest in the city that gave rise to some concerns.
