Terms investing is not like any other strategy, it is NOT for the novice, it requires commanding comprehension to perform at as it's all about the details.  

I might note that some software options do offer applications that provide thorough tenant screening; these comprehensive background checks include the basic application information (job history, rental history, and requires that the applicant provides some supporting documentation, ie. valid form of government ID, most recent paystubs, and contact information for prior landlords etc) - but in addition to the basic information, it includes the information pulled from TransUnion (one of the three major credit bureaus).

The lease agreement, otoh, is not nearly so obfuscated... in fact, I could swear that some of those documents are striving to be comprehensible to the average person on the street!!

Almost no companies have comprehensive systems in place that provide an effective and repeatable service level for their customers.

Basically, there are people trying to sell you comprehensive real estate packages, with very little transparency and almost no knowledge sharing until you fork over anywhere from $3000-$12,000 for a mentoring program.
