You only get 400 characters, so I only put in there what the guest really needs to acknowledge/know before booking (I limit the AC and the Wi-Fi is slow, but saying that nicely takes a lot of characters).If a Guest contacts you asking for a discount, block off a day in the middle of their proposed stay and decline. :)

@Maxim Lorenz have them sign something saying that they acknowledge it was an (accidental) lease violation and that they are responsible for any and all damage to your property or belongings, other tenants belongings etc. and any vacancy incurred from damage.Unless they are a budding icthyologist (dying to use that word in the forums) that ought to do it or at least have them be very careful.Actually a pretty low risk situation, especially on the first floor.

When contacting the notary I've been told their signature is forged also, they don't remember taking the acknowledgment but they never do it without complying with the law or they took the acknowledgment and here's a copy of the ID that was presented and it's completely illegible.

Most tenants never simply acknowledge the damage they do and they don't think they should have to pay to rectify the damages.So, if virtually every tenant does some sort of damage then any damage your existing tenant does is not more significant than what every other tenant does.
