If its in the middle of nowhere , the campground has to be the attraction , this takes big money , you have to supply the entertainment .Like pool , game room , mini golf , bands on the weekend , kids games etc.  

Any one have experience with mini storage facilities?

I used to have a north wall with seepage during heavy pro long rains and i want outside with an umbrella and saw a mini Niagara falls spilling over the gutter.

I would service it twice a year when you inspect.If you decide to replace it, a mini-split would be the best option.

I also love the Main st and mini historic downtown area.

I've only been able to find the free mini meet ups.

I have heard a lot of great things about mini-splits and there efficiency.

I would look into a mini split. 

So I recommend you plan on that goal in your decision.To manage your own properties you need to build your own mini-property management company...who is your electrician, plumber, roofer, who does your evictions, attorney to advise on those split-second decisions, how are you collecting rent, preparing leases, showing units to rent, the list goes on!
