Just be careful of chasing properties in cheap, Class D neighborhoods and expecting Class A results.

What's at risk is it may not cash flow and renting is not so common in South Jersey, but I would feel more comfortable investing in a good area where schools are decent to good, and tenants are likely to care more.

Wealthy 2nd homeowners looking for someone to manage their home 11 months out of the year will gladly pay higher fees if you can demonstrate you’ll properly take care of their home and perform well.

As careful as you've been with your money so far, realize you're learning a new (to you) way of creating wealth.  

So my second piece of advice would be to be very careful who you trust.

Does your LLC care whether you warranty the title or not?

I guess maybe they don't care.

Each of the past tenants have been great and I have been very transparent with them - we're looking for the right fit, someone that will take care of the place, not be a headache, etc.

Adequate care has been hard to find, and this was supposed to be a solution.

I've had quite a few tenants with housing vouchers, and it can be a positive experience if you screen them carefully.
