Tenants put out milk and remove the mesh, then have the nerve to call us and tell us they have a horrible stink under their house.  

The entire setup worries me and I think they skimmed you every step along the way.  

"I'll follow this up with a written notice, but the rental agreement is clear that you cannot feed the stray cats, and putting milk out for them on your porch has to stop..."

They just piled up weird things like huge stacks of newspapers, empty (rinsed) milk jugs, books - stuff like that. 

Also unlike another rental, this place doesn't need any real turning as I mentioned in another post (you probably skimmed the rest of the thread that the post was in). 

I review tons of HOA docs for clients so I've gotten used to skimming for red flags.  

I've already skimmed the guide and set up a few alerts.  

They are just skimming a lot of money off of the top from the guests, and ultimately, the homeowners.  

Listening to the BP podcasts has fueled my interest in real estate investing and has motivated me to start a plan of saving as much as I can to close a deal before the middle of 2019; whether it is in New York or elsewhere.I have skimmed through a few real estate books and have been listening to podcasts on a frequent basis to get as much knowledge as I can, but I am open to any specific resources that you all have found extremely helpful to you.

I can say with certainty that I will never sign any meaningful contract via an electronic signature program again - it was hard to read through because it just skips to the signature parts and admittedly thats why I skimmed the second time.
