The Mexican government doesn't expropriate properties owned by foreigners in Mexico.

Over the summer of 2016 I quit my job to start a private music teaching studio (which was horrible and wasted a lot of money).

The location puts it 5 mins from Deep Ellum (bar and live music district), 15 mins from Bishop Arts (one of the trendiest areas in DFW), 5 mins from downtown Dallas with no freeway time, and has the light rail green line running right through the center with the next stop at the Baylor medical center which is a large hospital complex.Can anyone local to the area give some insight as to whether they see this as an up and coming area that will continue to gentrify or perhaps just a flash in the pan because the lots are comparatively inexpensive.I'm considering purchasing two or three SFR to use as MTR's since STR's are now outlawed in Dallas.

So whats happening or projected to happen over at old Detroit Southwestern High School, I wouldn't even know or understand how to profit off of something like that...But I can tell you in that part of town on the other side of I-75 there is Mexican Village aka Mexicantown that has lots of properties you can get fairly cheaply, rehab, and then rent them out for a nice return. 

Hi Russell, I'm not an American taxpayer but I invest and develop in Mexico so I know a lot of Americans who invest there and it's very common for them to finance their Mexican property doing a cash flow refinance through a HELOC at home (feel free to reach out when the time comes to buy in Mexico).However, as far as I know, you can 1031 between two US properties (obviously) or between two foreign properties but you cannot 1031 between the two categories.If that is indeed the case (you might want to confirm), you could 1031 into a (random) US property and the resell it immediately, if possible for a small profit in order to pay for you're agent's commission and then use the proceeds of the sale of that other US property to buy the property in Mexico.

I'll never wish it on anyone.The only town that was going anywhere was where Mexican Americans made up the majority of the workforce (extremely rare).
