If they do agree, your wife will be a "dual agent" ....or in Utah we call it a "limited agent".

Do you have a voltmeter that you can use to measure voltage between the GFCI terminals while this is going on?

Again, though, I don't have any indication of where this sale is taking place and there are plenty of markets, including mine, where dual representation is common in this kind of circumstance. 

As an REO agent, I pride myself on responding to any offers, especially in dual agency.

Nick had it to the dual agency part, then...well,No, an agent has a fiduciary responsibility only to the seller.Anything you say to a transactional broker that would benefit the seller, that agent is required to inform the seller, the agent has no duty to inform you of anything the seller may say, or what they may do.It is not an arrangement for new buyers/investors.

Dual agency is illegal in Maryland, so you can't really go through the listing agent anyways.

Duplex and Condo sales were handled by same broker with two agents splitting as dual agents on each.  

So I "dual-sourced" and split my properties among two new PMs and told them they were competing for my all of my business.

We do not have dual agency in MD, but in DC and VA we do.
