this is a little late getting to you (date wise)but the auction is a good way to find buyers.Buyers at auctions are cash buyers,and they usually don't get to see the inside (legally) of those properties that they bid on.

And I have notice here in Dallas's lot of off market proprieties are not being sold to wholesalers because the home owners are getting wise that the wholesaler doesn't want to give them a dime but want to tie their property up and wholesale the contract and leave them high and dry.
