The voucher gets signed by you and the tenant is thrilled and you have the house "rented" provided the local S-8 authority agrees with everything.- 7-14 days, the voucher goes into the tenant's administrator and is reviewed for affordability, bedrooms vs the voucher size, rent rate, and is the tenant still in good standing with the program.

All of the income is not guaranteed, although the SEC 8 tenant is much less likely to default, because if you evict they lose their voucher.

And make no mistake about it there is a lot of competition for section 8 vouchers, if you want the best tenants you will have to have a nice property.

Hi I was looking into section 8 housing investment when I came across the funding cuts for HUD and how vouchers were voided before use earlier this year.I’m rethinking my strategy now since there is a strong possibility that section 8 will be discontinued and, if not, the pool of possible section 8 tenants will drastically reduced.

Because "no one" wants to live there, prices are low, but section 8 housing voucher is very generous.
