I drove by it and it was obviously broken into recently.. so  while it can be done... doesn't mean it's a good fit for everyone.Doing the 30K club is a shark tank, you either sink or swim, and ps. majority of people sink, people lose money, stuff gets stolen, bad screening will teach you about evictions,... definitely not for everyone!
