My sister has saved up some money and is interested in also investing in RE but back home in the Australian market.I have researched a ton of markets and feel that I have a pretty good idea of what is available in my areas of interest in the states but I have no idea at all what the market and conditions are like in Australia.I am wondering if any members may be familiar with the Australian market and be able to provide me with some guidance.As I mentioned when I was looking for property here I had strict rules about finding immediate positive cash flow and followed rules of thumb like the 1% and 50% rule.I am not even sure if that is possible in Australia.

My younger sister who was a minor at the time got into a vehicle accident which totaled both vehicles and sent one of the other two individuals to the hospital for a few hours.  

My sister did a larger wider cement  basement stairway with over sized entry door for her 4 plex lower basement unit and it was worth every penny she spent, 

My sister currently lives in the property if that helps. 

@Hugo CamberosIf your sister is trying to buy a 4 unit property with you helping her as a non occupant co-borrower, 25% down will be required for an FHA loan.  

And stay away from the sisters brothers girlfriends aunts cousins step daughter.
