Can't currently get a concrete guy or a roofing guy up where I am. 

Replace the roof, fix carport posts, replace screens, that sort of thing.

If they don't pay the car... going to be hard to get to work and pay the roof....

If I purchase a property at or above assessed value I don’t have much room to add value by Re roofing, re-siding, updating kitchens and baths etc.

There is a newer roof. but most likely that was done through insurance after a big hail storm a couple years ago took out half the roofs in the city.
