It needs some major rehab, so I'm looking for referrals for every kind of contractor.I need a good roofer, painter, plumber, HVAC, flooring person, electrician and general handyman.

They are a team and have licensed plumbers, electricians, and general contractors on staff.

They have a reputation as the country's worst airline and nickle and dime you for EVERYTHING, but it cheap is a goal they're an option.

If you are hired in a company or made a working partner you may be fine, if you're just paid a commission on your own for a deal you may have problems.Folks wanting to get started in RE need to think down the road as to what they do to establish their reputation with other RE pros in the area, including Realtors and generally they don't look positively on birddogs. :)

That's not fair to the agent(s) and other parties involved, and could end up giving me a less than stellar reputation as an investor.

Most plumbers are getting at least $80/hour plus a small fortune in parts for each job.I'd rerun with those changes and see how the numbers look.

Baseboard is a nice clean heat better for people with allergies , I would check the boiler and if checks out leave it as they are pricey to buy new or if you have the money and space rerun the system using pex below the floors as that heating system as my plumber says is better than you could even think.

I've never gotten a hard money loan, but I know a couple lenders and they're reputable with established locations and histories.I wonder how long this guy was there.
