It feels like time stands still there which is not bad .Feels good to walk around the campus , every time I visited , I took time to  go for a relaxing run from the university down Powhatan Ave , run by the various mansions in that area and the first part of the run ends overlooking the Lafayette River !

The bar to get a RE license, as I understand it, has been relaxed.

The Government will always help first time buyers, either in terms of down payment, relaxation of the lending criteria, etc.

The answer to your thread question largely depends on whether the buyer is after ACTIVE income (working on the flip), or PASSIVE income (relaxing while the monthly rent rolls in). 

It is beautiful and relaxing.

There is a lot of knowledge, but it is a relaxed atmosphere (not intimidating).  

Recently I've been looking for some land to have a place we can relax on and get away from the city a few times a month for fishing, hunting and just being in a peaceful environment.

We spent Monday on the Tennessee River boating and relaxing.   

She's been very relaxed with the tenants and they've taken advantage of it, but then they cut her grass and maintain the mobile home (to some degree) that they're renting.

Personally I think she needs to sell out and buy something triple net where she can relax.
