I have walked a foreclosure more than 10 times, it is all the same dirt grade interior, just next to a newly cleaned hoarder house.

"Fixing the slope" (grading), clearing the lot, and bringing utilities aren't going to make you any money.  

I have good grades because my parents emphasized education to me from a young age, I work hard, and went to a great high school.

Contemporary can play oil rubbed, but brushed nickle is a more expected finish.High-end appliances...all stainless...commercial grade, gas cooktop - think Viking or Wolf.  

Anything below that does not need a wbs, a good scope of work is more effective. most investor grade contractor doesn't even know what a wbs is.

Its full of 60's-era block multifamily units, and surrounded by C&B grade apartments, starter condos, and some SFR's.  

I thought it a bit odd that this guy (a professional, not a young kid) didn't have enough credit history for me to get a credit grade for him, but sometimes that happens.
