Even a team that talks a great game should be ditched if they suddenly don't have time for a visit, stop communicating, or don't make any effort to work out the logistics with you.

I am trying to get an idea for how the logistics will be handled. 1) Will the security deposit be tranasfered in escrow/upon closing. 2) Do I wait until after closing to set up payment accounts/instruct them on new address and payment process (I am assuming yes since I don't own until after closing)?  

We get buying opportunities all the time in Tipton County, but pass because of logistics.  

I'm sure there are reason why people might, due to logistics of finding a place to live.

@Matthew Maggy I am a Logistics Analyst, I can honestly do the job in under 15 hours a week but have to sort of fake the other 25 hours...

Otherwise, if not, as much as there still is to like about AZ, the logistics, expense, and risk involved in investing remotely are just not worth it IMO.
