Agreed.In my area, “standard gray interior” flipped homes are everywhere and they want way more that what it deserves.They advertise them as a “cash flowing property” along with expected rent in the area.

I would do the same if it were out of necessity, but I am looking to invest so I am entering a gray area when weighing out a conventional loan and a halal loan.

and boom there you have it, no need to be in the gray market when you can go legit without a pay cut.Up to you if you want to take the intermediary step or not, but the arithmetic works out very differently if your average final sales price is $75k (wholesaler country, midwest), versus $750k, or even $400k. :)

Class B - No carpet, luxury vinyl plank, stainless appliances, paint agreeable gray w/ white ceilings, if current countertops are in bad shape, I replace with quartz, if cabinets are rough, I paint white, if bathroom mirrors have no frame, I miter cut door trim and attached with calk, ceiling fans in all BRs, W/D hookups, add deck if possible & cost effective, if flower beds around house, cover with pine needles, last contractor in is professional cleaner.

You could just go to an actual SW store and ask them to do Agreeable Gray 25, 50, or 75% lighter.
