Then the father AND someone I trust would have to physically stay there and guard the house from this deadbeat while I went to closing.If that's not possible, I'd ask the closing agent to withhold funds after closing until I physically went over there to verify it was vacated.

I used to think rising rates and rising oil prices but now since they are in mainstream media, I am now betting on the Black Swan :)  - https://www.investopedia.com/terms/b/blackswan.asp  I don't think oil is quite in the mainstream (Cramer was caught off guard in the recent rally, but that appears to be his m-o).

In some smaller towns you get the old guard that is old school and some of the things they do are overkill.If the area is suburban to urban core I tend to look for lenders that are more easy going but still give good rates and more competitive.

Since federal laws have been enacted to protect these types of sellers, the risk of having some issue or complaint has increased to a point where it requires a more sophisticated and guarded approach in dealing with with these matters, newbies just can't go there.

The advantage of this is that you catch the appraisers off guard so to speak or give them limited time to prepare for your case.Again, I haven't tried this myself since this would be the first year I will be protesting my taxes.
