Basically BP and other places are good places to connect and learn but at the end of the day you need to go and see a lots of properties before you get one in your hand (after putting an offer on a handful and ending up with one in your favor) this is not demotivating you but giving you the facts how properties with good value disappear from the market in a fraction of time.

Ron,To be clear, without intending to offend anyone; I personally do not believe there is a "right and legal way" to ethically wholesale real estate... without a license, and certainly not with a license.However, as with unlicensed property managers, the Ohio Division of Real Estate is reactive, not proactive in their enforcement; meaning that they only react when a complaint is filed.Like others have said, contract law allows people to assign a contract within the law... but that does not make it right to take a property from a widow for a fraction of its value when one is pretending to help her.Anyone who wants more info can PM me.

They at least go through all your situation while asking you a lot of questions to ensure that you are not missing out on any deductions, while charging you only a fraction.
