I feel that if I build new I wont have a issue for 10 yrs and I wont need to compete with other investors.  1.

I have frequently contacted sellers about properties that are off market that I feel pretty strongly that my buyer would be interested in or they have contacted me about.

I feel solid in knowing that from another real estate agent.

Plenty of renters and although home to a state school the town does not feel seasonal due to the other major employers.

Also if I feel they are not actually motivated to act on a deal I send them I would rather not send it to them.Maybe a better option would be to communicating to your current realtor that you want them to be actively looking for you and sending you on market deals.

However, I feel I could try to find other ways to put that money back in my company somehow instead of real estate since it’d take years to see a real return.
