Reliant is a company that has full real estate cycle experience and puts out several deals in self storage a year. 10 First Federal is another company that is younger, only half the age, but has disruptive technology where they replace the on-site operator with technology, which expands operating hours, removes the largest expense and increases NOI.

folks - it's unclear after the federal rules changed and now allow 529 to be used for daycare/preschool and if NYS allows it - they haven't ruled in this regard and a local school told me that till they rule, I cannot use the plan for preschool.

You will need to get the IRS to issue a discharge of it's lien otherwise it will follow the property (unless the lien has expired- check the local recording agency and look at the dates) Check IRS.gov under discharges of Notice of Federal Tax Lien.

I will say there's plenty of catalysts out there; Stretched labor market, high corporate debt, overvalued assets, massive government debt on almost all levels, geopolitical instability, failing pension funds, political uncertainty, and on it goes.

On average, I'd guess 'most' people who want to ban STR are left leaning only because they're more likely to favor a larger government controlling what people do with their own property.
